1.      If you are thinking of investing in a real estate deal and you want it analyzed and plot out on a 10-year projection to find the net present value of future cash flows and figure out your REAL return (inflation-adjusted).  This is absolutely, positively necessary, and to David's surprise, the popular real estate teachers do not tell you this.   This is how the professionals like Blackstone evaluate real estate.  Most of you have been taught amateur valuation methods when it comes to real estate, we're sorry to say.   IT’S AN ABSOLUTE MUST to do the valuation the way David is saying.  He will show you how and do it for you together so you can learn and get a real-return projection (meaning accurate and adjusted for inflation).  We can’t think how anyone can do a deal without running the numbers this way.  IT’S NEGLIGENT, NOT TOO, and you deserve the probable poor results you will get if you don’t analyze it correctly. 

2.     If you are thinking of investing in a private business deal, you should absolutely come to see David, and plot it out again in a projection to see the actual discounted value of the opportunity and figure out your expected return on investment.    Again, this is how professionals do deals.
